Imobiliare Timisoara - runda 2

In ultima vremea am inceput sa ma uit de case prin zona Banatului, sa vad ce s-a mai schimbat din zona. Criza a afectat zona de imobiliare timisoara, am vazut case care se vindeau la preturi destul de mari acum 2 luni reduse cu aproximativ 20 %. De exemplu am vazut case in Jimbolia cu 3 camere la 17 000 de euro, cand acum 5 luni erau 20 000 de euro. Si asta fiind aproape de Timisoara, 38 de km.

Am vazut case si mai departe, undeva langa Deta, la Percosova, cu vreo 8000 de euro. Din nefericire pentru cei care vor sa lucreze in Timisoara, transportul e o problema, mai ales daca se bazeaza pe transportul public si nu au o masina personala pentru a ajunge in Timisoara. E aproape si de Resita, dar sunt mult mai putine lucruri de facut in Resita decat in Timisoara.

In apropierea Timisoarei preturile au ramas cam aceleasi, nu s-au schimbat cu mult. Tot preturi mari, tot in zonele de langa Timisoara. Mai nou casele la Rosu din zona Giroc, Ghiroda sau Chisoda sunt mai ieftine, poate pentru ca actualii proprietari nu mai au bani sa le termine si decid ca e mai ok sa isi recupere banii. Din pacate nu toti au bani.

N-am mai scris de ceva vreme pentru ca am avut diverse probleme cu ale mele siteuri si implicit nu am mai avut timp sa ma mai ocup si de restul de bloguri.

Ce-am mai facut ? Ei bine, am sters, am salvat si am redefinit anumite siteuri incat sa imi serveasca mie bine. Am creat si un site de articole (medicine articles), un subdomeniu pe physioanatomy.

Am refacut Onlyrock, adica l-am redefinit, am schimbat Joomla cu un Wordpress iar acum urmeaza sa vad ce mai pot face cu el.

Tot avand zilele trecute examene am avut ocazia sa mai stau de vorba cu unii colegi din facultate iar unul din subiecte a fost cel legat de imobiliare timisoara. Un coleg de-al meu incerca sa isi vanda casa pentru o suma de 150.000 de euro (pana si pe timp de criza e un pret mic tinand cont ca e o casa cu 6 camere). Si-a pus anuntul pe net si l-au sunat multe companii de astea imobiliare care au bani si ofera un pret “infim” in comparatie cu valoarea casei. Lui iau oferit 100.000 de euro.

A si zis: “Scuza-ma, dar cum naiba sa negociez 50.000 de euro la valoarea casei ? Daca erau acolo 5-10.000 de euro mai mergea, dar asa nici nu se pune problema”.

Acum vreo cateva luni (mai precis 3 luni) am plecat pana la Deva sa imi iau telefonul mobil despre care vorbesc acum. De ce am mers pana acolo ? Pentru ca era mult mai bun decat vechiul telefon si il dadea foarte ieftin. Plus ca nu mai iesisem de ceva vreme din judetul Timis, asa ca vroiam sa mai schimb peisajul. Am stat putin la Deva, dar s-a meritat. Telefonul care l-am luat, mai exact Nokia E61i s-a dovedit a fi foarte util fie ca aveam ceva de lucru si nu aveam laptopul la indemana, fie ca vroiam sa ascult muzica sau sa fac ceva poze de prin natura.
In cele 3 luni de cand il am si-a facut pe deplin treaba, bateria tine mai mult de 4 zile in cazul in care nu il folosesti foarte mult. Daca il folosesti vreo 2-3 ore pe zi (cumulat), iti tine bateria vreo 2-3 zile. Si asa decent.
Eu l-am incercat si a meritat. Ai avut vreodata Nokia E61i ? Lasa un comentariu cu parerea ta despre acest telefon.

In 3 ani s-a dezvoltat o intreaga afacere de produse naturiste in Romania. Au aparut sute de firme care vindeau zeci de produse naturiste de toate feluri, ba mai ieftine, ba mai scumpe. Odata cu ele au aparut insa si produsele de proasta calitate, cum e in orice industrie, importate la preturi mici din tari anonime si vandute la preturi mici prin Romania. Am auzit vreo cateva cazuri in Romania in care nu au nimerit acele plante iar persoane au avut de suferit, pentru ca acele plante pe care le inlocuiau erau intr-un fel toxice.

Cert e ca piata e in ascensiune, iar produsele de genul continua sa se vanda, pentru ca lumea vrea sa fie sanatoasa. Nu a ajuns inca la nivelul celorlalte tari europene, iar aceasta piata sta momentan, mai ales datorita crizei financiare

21 % VAT in the near future in Romania ?

I just watched a video from money.ro in which our economy minister Pogea barely touch this subject. They want to increase the VAT from 19 to 21 %. A measure that will ultimately bring to their knees a lot of companies, espacially because they can't get discount of it since april, when a lot of discount procedures were disabled.

Ultimately the economy minister want that only the big companies to stay on their feet and to destroy any minor companies that were on in the last years. In this way they'l have the control again, like 7-8 years ago.

And this ongoing crisis just give them the motive.

Despre Echitatie

O sa fie unul din rarele posturi in limba romana, asa ca voi fi scurt. Despre echitatie nu stiu atat de multe ca sport, o spun cu sinceritate. De urmarit mi se pare extraordinar de plictisitor, dar pentru cei care calaresc probabil ca e palpitant.

Cert e ca in strainatate ( si mai ales in statele unite) echitatia este destul de cunoscuta, doar se fac si curse de cai - curse pe care se pariaza o groaza de bani. La bursa nu prea stiu sa fie listate cluburi de echitatie, asa ca nu prea stiu ce sa spun in domeniul asta.

Cert este ca echitatia este cunoscuta in afara. La noi insa fenomenul nu este chiar unul....de marca, la fel cum este fotbalul. Sunt foarte putine locuri in tara unde poti gasi trasee pentru echitatie ( un loc in care am fost este Arsenal Park ) si se aloca bani putini pentru asta. De aceea sportul acesta nici nu ne-a adus vreo medalie olimpica sau mondiala.

Cu criza actuala, sunt putine sanse ca in urmatorii ani sa se dezvolte acest sport.

The Official Gazette of Romania, Part I, no. 482 dated July 13, 2009 was published Law. 276 of July 7, 2009 approving Government Emergency Ordinance no. 212/2008 amending and supplementing Law no. 146/1997 on judicial stamp duties.

The changes to actions and applications be monetised, introduced in court, is charged as follows:

a) up to value of 50 lei - 6 lei;

b) between 51 lei and 500 lei - lei + 6 that exceeds 10% to 50 lei;

c) between 501 lei and 5,000 lei - RON 51 + 8% for that exceeds 500 lei;

d) between 5001 lei and 25,000 lei - 411 lei + that exceeds 6% for 5000 lei;

e) between 25,001 lei and 50,000 lei - lei + 4% for 1611 that exceeds 25,000 lei;

f) between 50,001 lei and 250,000 lei - lei + 2% for 2611 that exceeds 50,000 lei;

g) over 250,000 RON - lei + 1% for 6611 that exceeds 250,000 RON.
